How To Carry Out Home Repair Foundation Work Effectively

When it comes to home repair foundation work is among the most important to get right. A poor foundation can lead to problems spreading into other parts of the structure. Cracks in the exterior wall can have more than one cause, but they may be indicative of a foundation fault. It will certainly do you no harm to carry out some basic checks to find out. Interior cracks are less likely to be a sign of foundation trouble, but if the cracks are wide enough, it is possible. If you have a basement wall, look for signs of curvature as this is a clear indication that something is seriously wrong.

Inspecting the basement for water seepage and cracks can not only show you whether or not there is any structural damage to the foundation, it can also give you a possible insight into the best way to treat the problem. A lot depends on the age of the cracks and the amount of moisture involved. If the cracks are relatively slight and new, and there is very little sign of water damage, you can try a simple dry mortar repair.

If there has clearly been water seepage, then the problem is slightly more serious. The best treatment is one known as “patching.” This involves replacing any mortar which peels off with another layer. This is a very time consuming and boring way to carry out a repair, but it may just save a huge amount of potential trouble in the future. As more mortar sets, you can apply the next layer. It is possible that the wet cracks will not respond to the mortar at all, in which case concrete injection treatment will be necessary.

Make sure that whatever work you do on the foundation is checked thoroughly after a couple of days. If there are still signs of problems after this, you can apply the original treatments again. If, on the other hand, everything seems in order, the best thing to do is see if there is likely to be any reason why they could recur. Water is the main problem, so make sure that it drains a considerable distance away from the root of the foundation. This will lessen the chance of you needing another quick home repair of your foundation.
